Energy Performance Certificates (EPCs)

Property owners and landlords will not be able to complete any property transactions without having an EPC. Implementation dates and the level of certificate needed are being phased in based on building size and complexity.  An EPC informs the buyer or tenant of the physical energy performance of the building according to a rating of A-G, a bit like your dishwasher or fridge freezer.

The current situation is all properties over 10,000m2 that are being sold or refurbished after the 6th April require an EPC by 1st October 2008.  Vendors and landlords are unlikely to be fined or prosecuted for not having an EPC (until 1st October), as long as they can demonstrate that reasonable endeavours to put an EPC in place have been made.

We strongly recommend that vendors and landlords proceed with commissioning building surveys and the necessary audits and data collection which informs the EPC prior to the transaction. Vendors and landlords will be responsible for producing the EPC retrospectively and access to the building and relevant documentation can be increasingly difficult post-transaction.
 

What do you need to do?

You will need to find an accredited EPC assessor to survey your property portfolio and produce the certificate. This typically involves looking at floor plans, surveying the building, constructing a computer building energy model, making recommendations and registering the certificate with the government’s online database.
